This is not the official website of Masterise Homes or Marriott International. It is published by Happy Land, an independent sales agent that introduces and sells units at Grand Marina Saigon. We are not the developer, we do not own the project, and we do not speak on the developer's behalf. Anything that must be official — the price list, the contract, the legal file — comes from the developer, and we will always point you back to those documents.
Who we are and what we do
Happy Land is an independent real estate sales agent based in Ho Chi Minh City. We introduce buyers and investors to Grand Marina Saigon — the Masterise Homes development at Ba Son, District 1, operated under the Marriott and JW Marriott Branded Residences brands, with four towers (Lake, Lagoon, Cove and Sea) that completed handover in 2023.
This website exists for one reason: to answer, in plain language, the questions people actually ask before they visit the project — what the towers are, how the layouts differ, what foreigners are allowed to own, what the ongoing costs look like, and what the market data says. Why an independent agent — and what that means for you
An independent agent is not the same thing as the developer's own sales desk, and pretending otherwise would not help you. Here is the honest comparison.
What you gain
- You can be told "no." We are not obliged to present every unit as the right one. If a layout, a floor or a budget does not fit what you told us, we can say so.
- Comparison across the market. Because we are not tied to a single sales desk, we can put Grand Marina Saigon next to other options in District 1 and explain the trade-offs rather than only the highlights.
- Continuity after the sale. The developer's sales team moves on to the next launch. An agent tends to stay with the same buyers for leasing, resale and paperwork afterwards.
- Bilingual, direct contact. One person on Zalo in Vietnamese or English, without a call-centre queue.
- Nothing extra to pay. Using an agent does not add a fee on top of the developer's price; agents are compensated by the seller side.
What you give up — the honest part
- We cannot set or guarantee the price. Only the developer issues the official price list and confirms availability. Any figure on this site is a reference, not an offer.
- We are not neutral. We are paid when a transaction completes. That is a real incentive, and you should read our recommendations with that in mind — as you should with any agent, anywhere.
- We are not first in line for official news. Policy changes, new phases and document updates reach the developer's own channels first. We pass them on once we can confirm them.
- We do not control the transaction. The contract is between you and the seller. We prepare, translate, accompany and explain — we do not decide.
How the information on this site is produced
Everything published here is written by our team, not auto-generated, and it follows a few fixed rules.
- Project facts come from Masterise Homes' published materials. Tower details, unit mixes, handover specifications and legal terms are taken from the developer's official brochures and announcements, not from rumours or competitor listings.
- Market claims are attributed. Where we cite the price or yield premium of branded residences, we name the source — research published by Knight Frank and Savills (2023–2024) — and we present it as market reference, not as a forecast for your specific unit.
- Prices, sizes and availability are indicative. They change between sales phases and secondary listings. We say so on every page that carries a number, and we ask you to confirm the current figure with us on Zalo before you act on it.
- No guaranteed returns. We do not promise appreciation, rental yield or "certain profit." Real outcomes depend on the unit, the timing, the market and government policy, and we write it that way.
- Corrections over silence. If something here turns out to be out of date, the fix is to change the page — not to leave it and hope. If you spot an error, message us and we will correct it.

- Introduce you to the banks and service providers involved in the transaction, and help you gather and translate paperwork.
- Stay in touch afterwards for leasing or resale questions.
We cannot
- Give individual legal or tax advice. We can describe how the process generally works; we cannot advise on your personal legal or tax position. For that, use a licensed lawyer or tax adviser — especially if you are a foreign buyer or buying through a company.
- Confirm the developer's official price. Only Masterise Homes can issue and confirm the official price list, discounts and payment policy for a specific unit.
- Promise a return, a resale price or a rental yield. Nobody can, and any agent who does is telling you something they cannot support.
- Speak for Masterise Homes or Marriott International. We are independent of both. Statements on this site are ours, not theirs.
- Guarantee availability. Units are sold and relisted continuously; a unit shown as available may be gone by the time you ask.
Before you decide
Ask for the official documents, read the contract in full, and confirm the current price and availability directly with us before making any payment. If anything you read here conflicts with the developer's official documents, the official documents are correct.
