To check whether a Grand Marina Saigon apartment has been handed over, identify its tower and unit number. A building opening, an occupied apartment or amenity photographs do not establish the status of all units in Lake, Lagoon, Cove and Sea.
A sourced milestone and what still needs checking
In its review published on 7 February 2026, Masterise Homes says Sea officially opened in Q1 2025. This is an opening milestone; it does not establish the handover date of every Sea apartment or of the other towers.

What to request before a deposit
- Unit number, tower, floor, area and seller identity.
- The developer handover notice and unit handover record, if available.
- The contract and schedules: possession date, finishing specification, payments made and amounts outstanding.
- The title certificate if issued; otherwise the application status and basis for the proposed transfer.
- Occupancy, any tenancy, outstanding obligations and terms for possession.
Can I buy from the developer or an owner?
Check both channels against a dated availability list. Handover of a unit does not mean the developer has sold every apartment, and an opening announcement does not establish the number of resale listings. Compare the price, seller, payment obligations and possession date for the exact unit.
Arrange a viewing and request the documents
Tell Happy Land the tower or unit number, purchase purpose, budget and preferred possession timing. We will check access, viewing dates, the asking price and relevant documents with the seller. Access to a real unit and immediate possession must be confirmed before the appointment.
Have all Grand Marina towers been handed over?
Do not infer the status of the whole project from one milestone. Check the developer handover notice and handover record for the specific tower and unit.
Does Sea opening in Q1 2025 prove an apartment was handed over?
Masterise Homes reports that Sea opened in Q1 2025. Opening and apartment handover are different milestones; check the documents for the unit being considered.
Is developer inventory or resale currently available?
Developer offers and owner resale listings must both be confirmed at the time of enquiry. Ask for the unit number, seller, price and date of the list.
Can I view a real apartment and move in immediately?
This depends on access, occupancy or tenancy, documents and the agreement for that unit. Confirm the viewing and possession dates with the seller before a deposit.
