What is the handover timeline for each tower?
Lake Tower was handed over in March 2023, and the other three towers (Lagoon, Cove, Sea) in December 2023.

Is Grand Marina's legal status clean?
The project is developed by Masterise Homes, has met handover and title-issuance conditions, and is among the most transparent legal profiles in District 1's luxury segment.
A project can only be handed over and occupied once it has passed inspection and satisfied the legal conditions required by regulation. The fact that all four Grand Marina towers have been handed over and have residents living in them is a strong signal that the legal file is on the right track. How do the pink book and ownership rights work?
Vietnamese buyers receive a long-term pink book; foreigners hold 50-year ownership, renewable under the law, with a cap of 30% of units per building.
Ownership at Grand Marina is structured by buyer type as follows:
- Vietnamese buyers: receive a long-term pink book (sổ hồng) with full rights to use, transfer, lease and inherit; bank loans of up to 70% are available.
- Foreign buyers: hold 50-year ownership, renewable per Vietnamese law; capped at 30% of units per building; transfer and lease are permitted, with bilingual paperwork support.
- Officetel: 50-year tenure.
Because the project is already handed over, the title-issuance process is far smoother than for a project under construction.
