Many buyers choose a central apartment because of a number on a map: "1 km to Nguyen Hue." But the thing that truly changes daily life isn't the distance — it's the feeling of stepping out of the lobby and walking to the places you love without hailing a taxi or hunting for parking. Grand Marina Saigon sits at No. 02 Ton Duc Thang in the Ba Son area, right beside the Saigon River — a location that lets you genuinely live "on foot" in the middle of District 1. This article goes beyond distances into the real walking experience: each route, each timing, and why a walkable central District 1 apartment is worth so much.
Where can you walk from Grand Marina, and how long does it take?
From Grand Marina, most of District 1's icons — Nguyen Hue, the Opera House, Bitexco and Ben Thanh Market — sit within roughly 1–1.5 km, or about a 12–20 minute relaxed walk.
As stated on the project site, central landmarks such as the Opera House, Nguyen Hue and Ben Thanh Market all fall within 1 km, with Ben Thanh Market at roughly 1.5 km. The Saigon Zoo & Botanical Gardens are only about 500 m away. These are straight-line figures as published; your actual walking time depends on the route you take and your pace.
| Destination | Distance (indicative) | Walk (approx.) | Experience |
|---|---|---|---|
| Saigon Zoo & Botanical Gardens | ~500 m | ~7 min | Morning strolls, green space |
| Opera House (Municipal Theatre) | ~1 km | ~12–14 min | French architecture, performances |
| Nguyen Hue walking street | ~1 km | ~13–15 min | Plaza, cafés, weekend events |
| Bitexco Financial Tower | ~1.2 km | ~15–17 min | Saigon Skydeck, dining |
| Ben Thanh Market | ~1.5 km | ~18–20 min | Street food, specialties, market buzz |
Keep in mind these are indicative estimates: walking time varies with the route, traffic lights and weather. On hot days or when you're in a hurry, Metro Line 1's Ba Son station (about 250 m from the project) is an excellent alternative — roughly 30 seconds to the Opera House station and about one minute to Ben Thanh station.
The most scenic route: along the Saigon River to Nguyen Hue
The most loved walking route leaves the lobby, follows the riverside park and Ton Duc Thang street, then turns onto the Dong Khoi axis to reach Nguyen Hue walking street in about 13–15 minutes.
What makes this route special is that you spend almost the entire way beside the water. Grand Marina sits right on the Saigon River (about 200 m away), so your very first steps come with a river breeze and an open view. From there you pass the redesigned Bach Dang Wharf, now a pedestrian park, before joining the lively Dong Khoi district with its luxury brands, historic hotels and cafés.
- Step 1: Leave the lobby and head toward the Bach Dang riverside park.
- Step 2: Follow the riverfront toward the Opera House / Dong Khoi.
- Step 3: Turn onto Dong Khoi or Le Loi to reach Nguyen Hue.
Along that same corridor you can easily drop into the Opera House and shopping centres such as Vincom Dong Khoi (about 1 km), Saigon Centre/Takashimaya (about 1.2 km) or Diamond Plaza (about 1.3 km). In other words, an evening can begin with a riverside walk and end with dinner downtown — all without getting into a car.

Ben Thanh & Bitexco: dining and shopping at your doorstep
Ben Thanh Market (about 1.5 km) and Bitexco Tower (about 1.2 km) are both close enough to walk to at leisure, and just one minute away by Metro when you want speed.
Ben Thanh Market is the traditional heart of Saigon's food and shopping scene — the place to find everything from coffee and local specialties to souvenirs. Bitexco, with its Saigon Skydeck and high-floor restaurants, is a familiar stop for international visitors and residents alike. For someone living at Grand Marina, both become the "backyard" of everyday life rather than tourist outings that need planning.
That proximity is also exactly why the Ba Son area appeals to tenants. An apartment that can walk to the market, to office towers and to a Metro station tends to keep steady rental demand — a topic I explore further in Why Ba Son's Location Drives Rental Demand in District 1.
Why is the Ba Son area ideal for a walking lifestyle?
Ba Son combines three rare ingredients — a core District 1 location, a riverside setting and a neighbouring Metro station — creating an upscale neighbourhood where you can live almost car-free.
This was once the 200-year-old Ba Son shipyard, now redeveloped into a riverside complex — a fascinating story told in Ba Son History: 200-Year Shipyard to Prime District 1 Land. Precisely because it sits on the river's edge within the District 1 core, Ba Son is surrounded by a dense layer of urban amenities:
- The Saigon River about 200 m away, with a riverside park for walks and runs.
- Metro Line 1's Ba Son station about 250 m away, now in commercial operation.
- The Thu Thiem New Urban Area (657 ha) facing it across the river, with Thu Thiem Bridge 2 already open.
When walking and the Metro cover most of your travel needs, a car becomes an option for longer trips rather than a daily necessity. If you do need the airport, Tan Son Nhat is about 8 km away, and the eastern districts are reachable via the Thu Thiem Tunnel — covered in Grand Marina Connectivity: Airport, Tunnels & Key Roads.
Is car-free living realistic in central Saigon?
Given Grand Marina's location, a lifestyle built largely around walking and the Metro is entirely feasible for daily needs, though everyone should weigh their own routine.
Picture a typical day: a morning walk to the riverside park to exercise; lunch at a spot on Dong Khoi; an afternoon school pick-up followed by a stroll to Nguyen Hue; a weekend one-minute Metro ride to Ben Thanh for shopping. Most basic needs — coffee, dining, shopping, entertainment, parks — fall within walking range or a single Metro stop.
Grand Marina itself is run to Marriott service standards, with 24/7 concierge and a retail podium that includes a 24/7 mini-mart, café/bakery and restaurants — meaning the building already offers a "neighbourhood in miniature" for everyday living. Of course, how truly "car-free" your life can be depends on where you work, your family and your habits, so this is a general perspective rather than individual advice.

How does a walking lifestyle affect an apartment's value?
A walkable location in the District 1 core, combined with the branded-residence factor, are features the market typically prizes — but actual outcomes always depend on the project, timing and policy.
Grand Marina is Vietnam's first Marriott & JW Marriott branded-residence project (see What are branded residences?). According to Knight Frank and Savills reports in recent years, branded residences are typically priced around 25–35% above comparable non-branded products. This is a point-in-time market reference, not a promise about price growth for any specific unit.
For reference, the indicative prices stated on the project site range from about VND 20 billion for a 1BR, VND 35 billion for a 2BR and VND 60 billion for a 3BR; indicative rental yields are roughly 3.5–5% per year.
