Why Cove is the tallest tower — 184.2m, 47 floors
At 184.2m across 47 floors, Cove rises above even the Lake tower (176.4m) and becomes the height landmark of the entire Grand Marina.

ATKINS & AB Concept: the design duo behind Cove
Cove's exterior massing was shaped by the architecture firm ATKINS (UK), while the Hong Kong studio AB Concept delivered the interior design to JW Marriott standards.
ATKINS is an international name in high-rise design, giving Cove a slender architectural form oriented towards the river. AB Concept — a studio renowned for premium hotel and restaurant projects across Asia — was responsible for creating common spaces that feel exactly like "living inside a JW Marriott hotel." Indicative prices at Grand Marina start from about VND 20 billion for a 1BR and about VND 35 billion for a 2BR, with foreigners eligible for 50-year ownership (renewable by law) and a 30% cap of units per building.
Vietnamese buyers receive a long-term pink book with full rights to use, transfer, lease and inherit, and can borrow up to 70% from banks. Foreigners are granted 50-year ownership with bilingual paperwork support. Some fees to note: 10% VAT, a one-off 2% maintenance fee, and a management fee of roughly USD 8–9/m²/month (waived for the first 3 years).
